Owner, J&J Management Services

James Vitanza is the owner of J&J Management Services, a full-service property management firm known for its commitment to excellence, transparency, and community- focused service. With over 20 years of experience in the property management industry, James has successfully overseen a wide range of residential properties, including homeowner associations, condominiums, and cooperative communities.

 

James earned his degree in Finance from Pace University, and he applies his financial expertise to help clients with all aspects of fiscal planning. From developing annual budgets and ensuring day-to-day operations stay on target, to securing funding for capital improvement projects, James brings a strategic, numbers-driven approach that supports both short- and long-term goals for the communities he serves.

 

His hands-on leadership, deep industry knowledge, and dedication to client satisfaction have made J&J Management Services a trusted partner for property owners and boards alike.

Courtney Vitanza

Head of Operations, J&J Management Services

Courtney Vitanza serves as Head of Operations at J&J Management Services, where she brings over 15 years of management experience spanning accounting, administrative support, and operational oversight. Known for her attention to detail and organizational skills, Courtney plays a critical role in ensuring the daily functions of the management office run seamlessly.

 

With a strong background in both financial management and office administration, Courtney oversees the firm’s internal accounting departments and supervises staff across all levels of the organization. Her ability to streamline processes, implement efficient workflows, and support team productivity makes her an essential part of J&J’s continued success.

 

Courtney’s leadership helps ensure that both clients and staff receive the consistent, responsive service that defines J&J Management Services.

Liz Ponte
Executive Assistant

Liz Ponte serves as the Executive Assistant at J&J Management Services, bringing over eight years of property management experience to the team. With a deep understanding of the industry's operations and client needs, Liz plays a vital role in ensuring seamless communication between clients, staff, and leadership.

 

In her role, she supports both James Vitanza and Courtney Vitanza in overseeing the day-to- day operations of the company and managing the firm’s diverse property portfolio. Her organizational expertise and proactive approach help keep projects on track and ensure the office runs smoothly

 

Liz resides in Westchester County with her three children and remains deeply committed to delivering exceptional service and support to clients and colleagues alike.

Tonya Anthony
Executive Property Manager

Tonya Anthony is a dedicated and experienced professional with a successful career in the property management industry. She brings over 15 years of knowledge and expertise to her role as Senior Property Manager at J&J Management.

 

Her journey began in rental management for senior communities, where she honed her skills in managing and maintaining properties. She quickly established a reputation for her attention to detail, exceptional customer service, and ability to resolve issues efficiently. When Tonya joined J&J Management, her dedication and hard work were immediately evident. She successfully managed a portfolio of properties, consistently ensuring that owners' needs were met and that properties were well-maintained.

 

Over the years, Tonya has grown to become our Senior Property Manager. Her expertise in the field has been instrumental in our company's success. She has implemented innovative strategies to enhance property management operations, resulting in increased efficiency and improved client satisfaction.

 

Tonya is highly respected by colleagues and residents alike for her professionalism and dedication. She is a valuable asset to J&J Management, and her contributions continue to make a significant impact.

Lucas Hoye
Property Manager

Lucas Hoye joined J&J Management Services in 2024 as a dedicated Property Manager. As a licensed real estate agent and a Certified Manager of Community Associations (CMCA), he brings expertise in property management, helping communities thrive. Lucas works closely with Boards of Managers, offering guidance to support smart decisions while ensuring unit owners enjoy a smooth and hassle-free living experience. He devotes his time to learning more about condominiums, cooperatives, and homeowners associations to better the lives of Board Members and unit owners.

 

Passionate about creating well-managed, welcoming communities, Lucas is always ready to assist with solutions that enhance property value and resident satisfaction.

Stephanie Filkoski
Property Manager

Stephanie is a seasoned property manager with over two decades of experience in the industry. She is passionate about her work and takes pride in delivering exceptional service to her Communities. Stephanie has a friendly and approachable demeanor, is always willing to go the extra mile to help others and is known for her patience and understanding when dealing with challenging situations.

Tori Voelker
Accounting Director/Bookkeeper

My name is Tori Voelker, and I am the Bookkeeper at J&J Management Services. With over seven years of accounting experience, I’ve had the opportunity to grow my career from the healthcare industry into the dynamic world of property management. The transition has been both exciting and rewarding. I have been with J&J for over three years, and I truly enjoy the work I do and the amazing people I get to work with every day. When I’m not working, I am a full-time mom to a very active toddler who keeps life exciting and unpredictable. I love both roles and take pride in staying on top of everything. Whether I am at work or keeping up with my little one, I am always up for a challenge.

Kathy Burdick
Bookkeeper

My name is Kathy Burdick, and I am the Accounts Receivable Administrator at J&J Management Services. I have over 20 years of experience in various aspects of accounting and have been with J&J for 11 years. It has been a joy working with the crew at J&J. Each day presents new challenges, and I love to problem-solve each one.

 

Outside of work, my time is filled with my grandchildren. I try not to miss any of their games, competitions, or concerts. I also love relaxing at home and going on vacations with my family .

Ina Laloshi
Bookkeeper

Hi, I’m Ina – short for Paskualina (in case you didn’t know!). I’m a new hire here at J&J Management, and I’m excited to be part of the team. I bring nearly a decade of accounting experience from my home country, Albania, along with a background in online work supporting clients across Europe. While this role is a new kind of experience for me, I’m looking forward to learning and contributing as much as I can.

 

Work has always been a strong drive in my life – and when I’m not working, you’ll probably find me in the kitchen, because I really love cooking!

Stephanie Ferris
Administrative Director

Stephanie has been a valued member of J&J Management Services since 2024, bringing many years of office experience and 20 years of customer service experience. She takes pride in her work, always striving to increase efficiency, manage accounts and procedures. Stephanie is a natural leader who excels at motivating and encouraging her team to perform at their highest capacity.

 

Outside of work, Stephanie is a dedicated full-time mom to her two boys. Her family’s life revolves around sports, and she can often be found at a baseball field, football field, or wrestling mat—a lifestyle she wouldn’t trade for anything. When not at a game or practice, she enjoys spending time with her kids and husband, as well as making memories with her quality friends and family.

Ashley Gilson
Office Administrator

Ashley is an essential part of the J&J Management team, diligently working to address resident concerns with unparalleled efficiency. Her commitment to ensuring that back office tasks are completed timely and satisfactorily has made her an invaluable asset to her colleagues and the residents alike.

 

With many years of office experience, Ashley has a vast knowledge and expertise in office management. This allows her to navigate her role with ease, ensuring smooth operations within the organization.

 

Outside of her professional responsibilities, Ashley cherishes the time spent with her family. She is dedicated to balancing work and her personal life.

Kristen Vogler
Office Assistant

My name is Kristen, and I've been with J&J Management Services for about a year and a half, where I handle multiple tasks. I enjoy my job and have learned a lot during my time here. In my free time, I enjoy spending time with my family and watching new movies and series.

J&J Management Services is a full-service property management company. Our firm will bring your community over 35 years of property management experience and we strive to provide our clients with quality service that will ultimately increase the value of your property. Our main focus is on building long term relationships with our valued clients by offering outstanding service with a personal touch.  

Here at J&J we know we are not just managing properties but we are directly involved with the day to day lives of our clients under management. This is why we strive to focus on communication. We understand that communication needs to be at the forefront of any successful relationship. With strong communication we are able to build long lasting relationships with our clients. We strive to create a strong partnership with all our boards. We understand that Board members have their own lives to live outside of their Board responsibilities. Our aim is to provide the Boards with all the necessary information to make informed decisions that will result in the best improvement for the property along with striving to make the residents happier.  No major decision will ever be made without the Board members involvement as we know this is your investment.

J&J Management delivers a range of best in class services to meet the more limited needs of smaller properties and the demands and complexities of larger properties.  Each building’s management program is customized to meet their different maintenance, management and budgetary requirements.

We also know that technology plays a very large role in our day to day lives. Here at J&J we will allow your residents to sign on and complete routine activities, such as check account balances, submit work orders and access important Community documents. We also have a feature to display Community Announcements on the website and send notification emails to inform residents of upcoming maintenance activities or events that could affect them. The system is very user friendly and will provide extra level of support for each resident. (More information regarding the website is available.)
